Project description

The project site is located at 1 Dimitri Gulia Street in Tbilisi, covering an area of 12,197 sq.m. The land has a minimal elevation difference of under 2 meters, making it topographically favorable for construction. The proposal includes the development of a multi-family residential complex composed of three main volumes: a podium and two residential blocks. Block A rises 24 stories above ground, while Block B has 20 stories.

The podium consists of five levels — two underground and three above ground. The -2 level is dedicated to parking; the -1 and 1st floors house commercial spaces, and the 2nd and 3rd floors also serve as parking levels. At +11.00 elevation, the podium roof features a landscaped terrace functioning as a communal courtyard with recreational zones, including areas for active and passive leisure, children’s play, sports activities, walking paths, and a padel court. Office spaces are also integrated on the terrace level within the residential blocks.

From +17.50 elevation, the residential floors begin. Each block is served by four elevators and two stairwells, with two elevators designated for fire and emergency use. The apartments are oriented to provide optimal views and natural light in all directions.

The building’s façade incorporates modern architectural materials and decorative vertical elements, with variations between the blocks. Finishes include glass and solid balcony railings, HPL wood-textured panels, dark metal-plastic windows, composite panels for the podium, and aluminum curtain walls on garage levels. These materials and details provide a contemporary aesthetic, visually break down the building's scale, and enhance its integration with the surroundings.

The courtyard area will also be landscaped and developed into a recreational zone to enhance residents’ quality of life.
