The project site is located in Tbilisi, in the Didube district, on Akaki Tsereteli Avenue — a major urban artery. Nearby landmarks include the "Tsereteli" metro station, the National Stadium, and the ExpoGeorgia pavilions. The surrounding area features a mix of high-rise and mid-rise buildings, along with historic low-rise brick houses built by German settlers in the mid-19th century.
The design envisions a 34-story residential building, including two underground and 32 above-ground floors. The architectural concept responds to the surrounding urban context — both in scale and materials. While the building is a vertical landmark, it harmonizes with the existing skyline due to the surrounding tall structures. Terracotta facade elements reference the historic brick buildings of the area, blending tradition with contemporary design.
The -2, 1st, 2nd, and 3rd floors accommodate parking; the -1, 4th, and 5th floors host commercial spaces; and the remaining upper levels consist of residential units. The facade is finished with composite panels, ceramic tiles, The material palette complements the urban fabric and contributes to the area's visual improvement. The building’s podium-like base integrates well with the street scale, reinforcing a sense of continuity with its surroundings.
