The proposed project site is located at 65–69 Ketevan Tsamebuli Avenue, adjacent to Chrelashvili Street N4, in Tbilisi, Georgia. The plot covers an area of 35,817 sq.m and features a relatively flat terrain with elevation differences not exceeding four meters.
The development envisions the construction of a large-scale residential complex composed of five main volumes. A six-story podium serves as the project’s base, including two underground and four above-ground levels. Commercial areas are located on the ground, -1 and 4th floors, while parking is distributed across the -2 and -1 levels, as well as floors 2 and 3. The podium rooftop (+13.20 mark) will function as a landscaped terrace with recreational zones including playgrounds, sports areas, green spaces, walking paths, and a padel court. Office spaces will be located on the first floors of the residential blocks.
Above the terrace, four residential towers rise to 31 stories each, starting from +17.05. Every block includes four elevators and two stairwells, two of which are designated for fire and rescue use. The façade incorporates modern materials such as fiber concrete panels, terracotta tiles, and aluminum curtain walls (RAL 7016), contributing to a dynamic and contemporary architectural character.
The building layout ensures optimal orientation and views in all directions, enhancing natural lighting in the apartments. The overall design blends harmoniously with the urban context while enriching the cityscape with its scale, function, and visual identity.
