Project description

The building is located at Tbilisi, Maiakovski Street N3, and consists of two main blocks structurally separated by a seismic joint. One block rises 19 stories above ground, while the second is 8 stories tall. Both blocks share two underground levels housing commercial spaces, parking, and utility areas.

The ground floor includes commercial areas, and all upper floors are designated for residential use. The façade incorporates modern architectural materials and details. The taller block features green composite panels and black metal railings, while the lower block is clad with terracotta tiles and includes glass railings.The design emphasizes a contemporary architectural character, using both vertical and horizontal elements to visually break down the building's volume. Residential units are oriented to offer views in all directions, maximizing natural light based on site orientation.

The surrounding yard will be landscaped and include recreational areas. Overall, the building’s form and appearance will harmonize with the urban context and enhance the diversity of the existing development.
