Project description

The project site is located at 13 Kote Potskhverashvili Street, Tbilisi, with a total land area of 1,578 sq.m. Positioned near Station Square, one of the city's key transportation and historical hubs, the site is adjacent to Niko Pirosmani Street on the east side. This central location offers high visibility from major traffic flows along Tamar Mepe Avenue, making the architectural volume a potential landmark in the urban fabric.

The project aims to create a new structure that stands out as an urban accent while respecting the scale and character of the surrounding historic environment — defined by pitched roofs, brick facades, and balconies. The design draws inspiration from the rich historical and cultural context of the neighborhood, closely associated with the development of the Tbilisi railway station in 1872 and the life of the renowned Georgian painter Niko Pirosmani, who lived and worked on nearby Pirosmani Street.

Architecturally, the building consists of a block-like form articulated by decorative rectangular façade elements, which soften the massing and introduce rhythm. Ground-level glazing enhances transparency and connection to the public realm. The color palette, inspired by Pirosmani’s paintings, features terracotta and pastel yellows, subtly anchoring the building in its artistic and historical setting.

The building comprises a total of 4,503.96 sq.m of functional space, including 1,653.30 sq.m of commercial areas (36%) and 2,850.66 sq.m of office space (64%).
